These were existing clients at a major bank who had been there for many years but were getting a little disillusioned. They approached their bank for some additional finance to purchase an investment property, and their bank said it would take at least two months before it could provide a decision. They sought assistance from Punters Finance via a mutual client connection. We analysed their situation, gathered all the required information, had the loan application submitted and approved within 2 weeks. We achieved a new loan structure at cheaper variable interest rates/fees (and on a low doc type facility which made document gathering far less cumbersome) than their current loans. They can now purchase their investment property. The deal was structured so that only their Principal Place of Residence (PPR) was used as a security for all their new loans, and the new investment property will be unencumbered. This also means they are cash buyers for their investment property, which also does provide added negotiation power in that process. They are also now in a position where they can use their new property as collateral for additional lending later on, which, if done correctly, would also boost their overall financial position.
